A Condominium Conversion requires a Public Hearing before the City’s Planning Commission. Processing time is normally twelve (12) to sixteen (16) weeks. However, it is dependent upon the number of similar requests before the City. The applicant or the applicant’s representative must be present at all public hearings to answer questions.

A Tentative Subdivision Map is required to subdivide residential or commercially zoned property. Planning Commission or Administrative approval is required. Tentative subdivision maps are processed by the Planning Department. Processing time is normally twelve (12) to sixteen (16) weeks for Planning Commission Review and 6 weeks for Administrative review; however, it is dependent upon the number of similar requests before the City.

A request for a Tentative Parcel Map or Map Modification requires the Approval of an Administrative Permit for Tentative Subdivision Map by the Planning Director. Following a public notice, the Planning Director may waive the requirement for a public hearing if one is not requested.If a public hearing is requested, the Planning Director shall schedule and notice the Administrative Permit for Tentative Subdivision Map for a public hearing before the Planning Commission or Design Committee. Processing time is normally six (6) weeks, however, it is dependent upon the number of similar requests before the City. If a public hearing is required, the applicant or the applicant's representative must be present at the public hearing to answer questions.

Easement Abandonment require one (1) public hearing before the City Council. Processing time is normally eight (8) weeks, however, it is dependent upon the number of similar requests before the City.

Applications for Design Review Permits, Major Project Permits, Tentative Subdivision Maps and Grading Plans now must include a Preliminary Stormwater Quality Compliance Form.
