The Riverside Gateway Specific Plan was the City’s first attempt at using the Specific Plan process in conjunction with a streetscape enhancement project within the Infill area. The Specific Plan and Streetscape project consists of a six-block area between Douglas Boulevard and Darling Way and extending one block on either side of Riverside Avenue. By integrating the streetscape and infrastructure improvements with a modified land use plan, it is envisioned that new opportunities will be created for private investment, in both residential and commercial markets. At build-out, the Plan area is expected to accommodate approximately 280 additional residents (110) units, and increase the amount of development on Riverside Avenue from 220,300 square feet to approximately 510,000 square feet. The Plan was adopted in March 2006.
