A hotel, condo and restaurant project could replace the current post office on Vernon Street in Downtown Roseville. City Council approved the sale of the 0.52-acre site at 320 Vernon St. at its October 2 meeting.
After issuing a request for proposals, the City selected Lennox Hill Interiors, Inc. Conceptual improvements proposed for the site include a six-story mixed-use building with 72 hotel rooms, 20 condominiums, 9,300 square feet of retail or commercial space, a rooftop restaurant, and underground parking.
The City purchased the site in 2010 from the United States Postal Service (USPS) with the intent to spur economic development opportunities in Downtown Roseville. The USPS has a lease agreement with the city through April 2020 for their current retail operations. The City is actively working with the USPS to keep the retail postal services in downtown.
It’s estimated the proposed project would generate about $25 million in capital investment, and create about 200 temporary construction jobs and 50 to 100 permanent jobs. The city would receive annual revenue in property, sales and transient-occupancy taxes.
The project design hasn't been finalized. The buyer is required to meet specific development obligations. If these aren't satisfied, the City can purchase the property for the purchase price, plus 2% interest. The City also has the first right of refusal if the buyer decides to sell the property.
